The location was good. Free parking.
I was not able to get a government rate. The bathroom in my room was filthy (grot around the drain in the sink and hair in the shower). The woman stocking the breakfast bar had a terrible cough and was hacking on the food she was stocking and blowing her nose without stopping to wash her hands.

We left two small boxes on the floor in our room that either were mistakenly thrown in the garbage by the cleaning staff the first morning, or upon our checkout. We called the hotel when we discovered them missing and were told that nothing had been left in the room. An unfortunate experience as they contained Christmas presents.

The valets were great and the staff was good.
The construction and the lack of a restaurant - I did not realize I had booked an Express location so this was my fault also.

Very close to the Sky Train. Also near the Metropolis of Metrotown which is an amazing mall.
